Building Wealth Through

Investing in Commercial Real Estate

Proven strategies for long-term wealth creation through multifamily and

commercial real estate investments

The Opportunity

Committed to your wealth and independence

Our Mission: To acquire underperforming real estate assets and turn them into long-term profit-sharing investments that provide above average returns while offering value to clients.

Our Purpose: We are known internationally as a real estate investment group that provides our investors and clients with multiple types of investment opportunities, outstanding service, and returns through excellence in processes and systems.

The Strategy

Growing Wealth Through Commercial Real Estate Assets

Emerging & Stable

US Markets

We acquire commercial and residential assets exclusively in emerging and stable U.S. markets. Our acquisitions team conducts extensive research to determine which metropolitan areas are on the verge of great growth, measuring factors such as employment, infrastructure plans, and military re-alignments.

Multi-Family &

Self-Storage

Multi-family commercial real estate and self-storage facilities are integral to our wealth-building strategy due to their recession-resistant nature. During periods of high foreclosure rates, individuals often transition to rental housing and utilize self-storage facilities.

Commercial Assets with Potential

We focus on acquiring underperforming assets with significant upside potential. Our value-enhancing strategies include boosting occupancy rates, enhancing property management, addressing infrastructure problems, and implementing utility billing to tenants.

Our Group

The four dynamic leaders of The Guinness Group have combined their expertise to create exceptional investment opportunities for those who want to leave a financial legacy and grow their wealth over time.

Our business model encompasses the acquisition, repositioning, and holding of residential and commercial real estate, including apartment buildings, manufactured housing communities, and self-storage facilities. By investing your capital resources, including your IRA, you can leverage our expertise to enhance your net worth while enjoying the journey toward financial independence.

Freddy Llerena

Acquisitions & Capital Markets

Freddy Llerena leads acquisitions and capital markets for The Guinness Group, driving

the firm's deal pipeline through rigorous underwriting and building the institutional

relationships — across family offices and capital allocators — that position Guinness Group for long-term portfolio growth.

Freddy serves a dual role at The Guinness Group, spanning acquisitions and capital markets. On the acquisitions side, he is responsible for sourcing, evaluating, and underwriting new investment opportunities across the firm's target asset classes — applying disciplined financial analysis to identify properties that meet Guinness Group's criteria for value creation and risk-adjusted returns. In parallel, Freddy is actively cultivating relationships with family offices and capital allocators, building the institutional capital network that will support the firm's pipeline of investment opportunities.

Freddy comes to real estate with a strong foundation in entrepreneurship and business operations, having built a family-run logistics company into a regional enterprise. That experience gave him firsthand command of financial performance, operational due diligence, and what it takes to scale a business profitably — skills that translate directly into disciplined deal analysis and the ability to assess investment opportunities from an operator's perspective.

Today, he applies that same analytical rigor and entrepreneurial discipline to the identification and underwriting of multifamily, manufactured housing, and self-storage investments across emerging U.S. markets. He is known for his thoroughness in evaluating deal flow — reviewing and stress-testing a large volume of opportunities to ensure the firm is positioned to act decisively when the right investment presents itself. His work on the capital markets side reflects a long-term commitment to building trusted institutional relationships that align with Guinness Group's investment philosophy.

  • Investor Commitment

He works closely with partners and prospective investors to ensure that every opportunity brought to the table has been thoroughly vetted — structuring investments designed to generate durable cash flow and sustainable long-term portfolio growth.

Yoanna Rosales

Investor Relations

Yoanna Rosales works directly with investors to understand their financial goals and timeline — then identifies where those goals intersect with the firm's investment thesis to find opportunities that are a genuine fit for both sides.

Yoanna's approach is simple and rare: she listens first. Before discussing any specific opportunity, she takes time to understand your financial goals, your timeline, and what success looks like for you personally. From there, she works with the team to find and structure deals that are genuinely built around what you're trying to accomplish — not just what happens to be available.

Her years in outside sales and the hospitality industry taught her something that translates directly to this work: people commit capital to people they trust, and trust is earned through follow-through, not promises. Every investor, broker, and seller who works with Yoanna gets the same experience — straight answers, consistent communication, and someone who does exactly what she says she's going to do.

When Yoanna isn't sitting across from an investor, she is out in the market — building relationships with brokers, attending industry events, and cultivating the connections that bring quality deal flow to the team. That work keeps The Guinness Group active in the right conversations and well-positioned to act when the right opportunity comes to the table.

  • Investor Commitment

If you are exploring real estate investment and want to work with a team that takes the time to understand your goals before presenting an opportunity, Yoanna is the right place to start.

Melanie Llerena

Director of Marketing, Operations & Business Development

Melanie Llerena drives marketing strategy, operations, and business development for The Guinness Group — actively working broker and direct-to-owner relationships, supporting deal flow, and building the systems and brand infrastructure that investors and partners expect.

Melanie operates across three interconnected functions at The Guinness Group: marketing and brand strategy, day-to-day operations, and active business development. On the business development side, she conducts direct-to-owner outreach and cultivates broker relationships — contributing directly to the firm's deal origination pipeline. She manages the operational systems and communication frameworks that keep the business running at a high standard, while leading the marketing initiatives that shape the firm's market presence. Melanie also works in a support capacity alongside the firm's asset management function, contributing to asset-level execution and reporting where needed.

Her professional foundation was built as an entrepreneur, owning and operating a successful all-women's fitness business for over five years. In that role, she was accountable for the full scope of the operation — marketing, outreach, member experience, team leadership, and the systems that kept the business growing without sacrificing quality. That environment required her to wear multiple hats simultaneously, move quickly, and build the kind of trust-based relationships that keep a business thriving — a skillset she has carried directly into her work at Guinness Group.

Today, she applies that same range and drive to the real estate investment space — reaching out directly to property owners, maintaining active broker relationships, and helping identify opportunities that align with Guinness Group's acquisition criteria. Behind the scenes, she manages the operational infrastructure and brand presence that give the firm its professional footing.

  • Investor Commitment

Melanie ensures that the communications and materials investors receive from The Guinness Group are accurate, timely, and reflective of the firm's standards — supporting a consistent experience grounded in transparency and professionalism.

Bryan Llerena

Director of Business Development & Acquisitions

Bryan Llerena brings entrepreneurial grit and hands-on real estate investment experience to The Guinness Group, focusing on business development and generating deal flow across multiple sourcing channels.

At The Guinness Group, Bryan builds relationships with brokers, property owners, and off-market sources to create a consistent pipeline of acquisition opportunities. He works alongside partners who bring deep individual experience in real estate acquisitions, underwriting, and asset management — ensuring every opportunity is evaluated with discipline and rigor, while also supporting asset management as the firm's portfolio grows.

He co-founded and helped scale a regional logistics company, building firsthand experience in operations, team leadership, and strategic growth from the ground up. His entrepreneurial track record is complemented by personal real estate investments across single-family homes, land, and limited partnership positions — and exposure to international real estate markets that sharpened his analytical eye and broadened his understanding of what drives asset performance.

Today, he applies that operator's mindset to sourcing opportunities across multifamily and manufactured housing assets — with a particular focus on distressed and off-market situations where the firm can create real value. That combination of domestic and international experience sharpens his eye for identifying opportunities others might overlook.

  • Investor Commitment

Bryan works alongside investors and partners to identify well-positioned assets and structure opportunities designed to generate steady cash flow and lasting portfolio growth.

FAQ's

Your questions answered

How risky is this type of investing?

All investing has a level of risk. We choose to invest in real estate because of its intrinsic value and it is less susceptible to market swings than other types of investments. TGG is committed to personalized service to our investors. We will listen carefully to your investment goals and risk tolerance and present opportunities that meet your individual investment criteria.

How do you select the properties in which you invest?

Although we review many investment opportunities, we are very selective in the properties in which we choose to invest. We make a small number of acquisitions each year to ensure proper due diligence and service to our clients. The assets we select must meet our strict criteria for cash flow and expected appreciation.

How often do you communicate with your investors?

For the first six months of the investment, we communicate monthly with investors. After the first six months, we typically communicate quarterly, although we will communicate more often if there is a need.

What types of returns can I expect?

TGG cannot guarantee any returns or discuss specific returns due to the rules and laws of the Securities and Exchange Commission. Typically, we offer higher returns than you would expect from an average CD, mutual fund, or money market account.

Do you anticipate capital calls?

Our strenuous due diligence and conservative forecasting make capital calls unlikely. To date we have not had a capital call on any property.

Do you do Joint Venture Partnerships?

With some properties that we buy, we use Joint Venture Partnership.

What if I just want to lend money and get a return without getting equity?

We do allow debt partners. Please contact our offices for more information on debt partnerships.
